Acceptance of terms
By accessing or using socialhousing.ai, the tools hub, or any associated pages, you agree to these terms of use. If you do not agree, please do not use the site.
Nature of the service
socialhousing.ai provides free-to-use operational tools and informational content for social housing maintenance professionals. The service is operated by Mike Wilson and Chris McKellar as an independent platform with no commercial affiliation to any supplier, software vendor or regulatory body.
Important disclaimer — tools are indicative only
The outputs of all tools on this site are indicative and provided for informational purposes only. They do not constitute professional advice — legal, financial, compliance, regulatory or otherwise. You should not make significant operational, financial or compliance decisions based solely on tool outputs without independent professional verification.
Specifically:
- The Awaab's Law Compliance Timer uses published regulatory timescales but does not account for case-specific legal circumstances. Always consult your legal team for advice on individual cases.
- The TSM Performance Tracker uses HouseMark benchmark data as a guide only. Benchmarks are subject to change and your regulatory position should be assessed with reference to current RSH guidance.
- The Responsive Repair Turnover Model, DLO vs Contractor Comparison and Component Replacement Planner produce financial estimates based on inputs you provide. They are modelling tools, not financial forecasts, and should not substitute for formal financial planning.
- The Blinks® AI summarisation tool uses AI to summarise documents. AI can make errors. Always review AI-generated summaries against the original document before acting on them.
Limitation of liability
To the fullest extent permitted by law, socialhousing.ai, its operators and contributors shall not be liable for any loss or damage arising from your use of this site or its tools, including but not limited to decisions made on the basis of tool outputs, regulatory or compliance outcomes, financial loss arising from use of modelling tools, errors in AI-generated document summaries, or interruption or unavailability of the service.
Intellectual property
The content, tools, design and code published on socialhousing.ai are the intellectual property of its operators. You may use the tools freely for your own operational purposes. You may not reproduce, redistribute or commercialise any part of this site without written permission.
Third-party services
This site links to and integrates with third-party services including Anthropic (Claude API), Netlify and Ghost. Use of those services is governed by their own terms and policies. We are not responsible for their content or availability.
Acceptable use
You agree not to use socialhousing.ai to attempt to disrupt or damage the site or its hosting infrastructure, scrape or reproduce content at scale for commercial purposes, or use the Blinks tool to process documents containing sensitive personal data belonging to third parties without appropriate authority to do so.
